West Wayne and East Jefferson Street Homes

With our desire to help make Spencer a better place to live, we began our first small housing project in late 2017.  We have finished our 3rd home in May 2020 and have started our next project, on E Jefferson St, where 6 more new homes will be built, only 2 blocks from the Square!.

From granite counters, wood and tile floors; upgraded appliances and kitchen cabinets, 9' ceilings; a Master Bedroom with a private porch; custom master bath; and large walk-in closet, you'll be amazed at how an 1,800 sq ft home can still be $200,000.

Part of the overall downtown revitalization efforts, our homes are five minute walks to shops, art galleries, the library, restaurants, the Tivoli Theatre, coffee shops and Civilian Brewing brewpub!  You will not find this kind of value and charm in Monroe County (located 16 miles from the Monroe County courthouse, less than a big city commute)!

With McCormick's Creek State Park 2 miles; Owen-Putnam Forest 5 miles; and Cataract Falls only 10 miles away; as well as couple of blocks from the White River and MyPath (but outside of the Flood zone), there are plenty of beautiful outdoor options to enjoy.

The Epitomist Lofts
This was our First Project.  We purchased the Agricultural Epitomist (1910) in 2013, with the hope of taking a building that had a lot of rough edges as well as apartments that had not been renovated in 30 years...  So we put in new windows, new roof and new HVAC Systems as well as a Laundry Room.  And we created cool, affordable, Loft-Style Apartments are only one block from the Courthouse!
- 1-2BR
- 1-1BR + Study
- 2- 1BR
- 1 Studio
With new bathrooms; kitchens w/ solid surface countertops and stainless steel appliances; wood floors; large closets; 9' - 12' ceilings; huge windows.  These apartments a just a few minutes walk from everything happening in Spencer.

and to make things easy for our tenants, all utilities are included in the rent! (tenant pays cable/internet).

The Dragonfly Gallery

A renovation, where we peeled off the tired, restored the old and created a one of a kind shopping destination.

Originally constructed in 1882,as the Spencer Order of the Odd Fellows Club, it was almost destroyed by fire over 30 years ago.  Purchased in in 2014, the renovations took over a year to get the first floor ready for business.  Then another year was spent, completing the upstairs (where the Odd Fellows held their regular meetings.  Many original elements were still in the building and just needed a little elbow grease and time (sometimes a crow bar or two).

E Market Street

Our next projects involved renovating over 6,000 square feet in the 2-2story buildings on the left side of the "before" image.  With the front facade too far gone, we had to rebuild with a new wall and new brick facade.  We tried to keep the dentil detail from the original building and replace the front windows to their original sizes.  Tee renovations included new roof; new mechanical; new electrical and plumbing throughout.  After 2 years, 54 and 60 E Market St were renovated to include interior spaces and create 3 commercial spaces on the ground level.  Thanks Ridgeline Veterinary Clinic, Our Community Bank, Owen County Visitors Center and Owen County Community Foundation!

as well as 3-1BR, incredibly cool loft style  apartments on the 2nd floor.

Trillium Wood's office was also added to this project.

We were also able to work on the building on the right side, which has welcomed the Juniper Gallery to Spencer!
